Part 4 – Real Estate Lawyer Time
In this segment of Braden’s first time home buyer adventure he talks about working with his real estate lawyer and getting ready to move in after a successful offer to purchase.
This is part 4 of a 4-part case study that follows an actual first time home buyer on his home buying adventure. Previous Segment
Time To Talk To The Lawyer
When we last spoke with Braden, he had taken a pass on a foreclosure option and had instead continued his search for his first home. Eventually he found a house in the perfect location with his dream garage.
He’s now waiting for everything to come together with respect to finalizing the purchase of his new home.
The Real Estate Lawyer
CMP: Braden, how was the process of finding and working with your real estate lawyer.
Braden: Finding a lawyer wasn’t very difficult but finding a lawyer at a decent price was another story. I contacted several lawyers and was floored by what the legal fees would cost. When I did finally find a lawyer that had a reasonable rate, low and behold the sellers of the house were using that same lawyer! Since a buyer and seller can’t use the same lawyer, the search continued. The good news was that I was able to use a different lawyer within the same firm so I was able to take advantage of the low rates I had found.
CMP: The Real Property Report (RPR) is an important component of the purchase offer. Did you have an opportunity to review the RPR? Any issues?
Braden: The lawyer had the completed RPR for me. No issues with the property at all so that was the icing on the cake. Would have been nice to see the RPR before closing though.
It’s Possession Day
CMP: So how did your walk-through on possession day go?
Braden: No surprises on possession day but in the days that followed I defiantly started to realize there aren’t enough hours in the day to get all the stuff done around the house that needs taking care of.
CMP: We greatly appreciate you taking the time to keep us posted throughout your first time home buyer adventure, thank you. Do you have any last words for folks looking to follow in your footsteps and step into first time home ownership?
Braden: As a first time home buyer I was very intimidated by the whole home purchasing process. I would tell others to be patient and do your research. Armed with some knowledge, the whole process is very exciting and enjoyable, particularly when you work with good people.
